In default/units.ruleset the role FirstBuild is explained as
; "FirstBuild"  = first unit to be built when city founded (only one unit can
;                 have this flag)
while there is a multitude of units with this flag.

Also, the flag "Caravan" is explained in the comments but it seems to have
been replaced by "TradeRoute" and "HelpWonder" which are not explained.
